Dear guests,
Hello and welcome to our home!
We’re happy you chose our property for your vacation.
Before you settle in and get comfortable, we would like you to take note of the House Rules in place at our vacation rental. Understanding and complying with our house rules will make for a comfortable and fun stay for everybody!
Please read each of the rules carefully in order to avoid any danger or deductions from your security deposit upon check-out.
Please treat our house with the same respect as you would your own. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.
Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be.
We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours.
Please ensure you read and fully understand the house rules at the beginning of your stay. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

2. Number of people allowed (friends and visitors)
Villa Florio can accommodate up to 10 people.
Villa Axel can accommodate up to 8 people.
When making the booking, the number of persons must be stated, and all persons must identify themselves at check-in.
Visit of other people (friends and visitors) during the stay must be reported in advance to the property manager.
3. Check-in & check-out time
Check-in: after 16:00
Check-out: before 10:00
4. Noise rules
Seeing that both villas are located in a somewhat remote location, no extreme noise rules are in power.
However, guests should keep in mind that the noise arising from loud music may disturb the closest neighbors.
Next to the above, guests should keep in mind that in Croatia it is not uncommon for irritated neighbors to call the police and have them check out the noise source for reasons of disturbing the peace (a light offense punishable by law).
Thus, guests should refrain from playing loud music after midnight during the weekday and after 01:00 during the weekend.
5. Events
Bachelor parties – not allowed.
Wedding parties – on request.
Youth groups – on request.
6. Animals
Pets/animals are not allowed on the premises.
The unannounced arrival with a pet/animal may be a reason for a refusal of the guest by the property manager, in which case the right to a refund expires.
7. Smoking
Smoking is not allowed indoors.
In case of smoking indoors, a cleaning fine of € 250 may be applied.
Smoking is allowed outside but must be done in a safe manner.
Finished cigarettes should be put out and disposed of in ashtrays, and not thrown into the garden or elsewhere. The fire risk should be considered at all times.
Cleaning fees will apply in case finished cigarettes are found outside the available ashtrays.
8. Pool
The pool is used at one’s own risk.
Children must be accompanied by an adult at all times.
Pools policies: No diving. No glassware. Don’t drink & swim. No peeing in the pool.
Swimming pools are open and heated throughout the renting season, however, Suncana Strana d.o.o. cannot guarantee a minimum temperature as this is dependent on the weather conditions.
9. Kitchen & Fireplace
Guests should use the kitchen, outdoor kitchen, and fireplace with extra care.
When using any of the given areas for cooking, there should be at least one person supervising the heat source while in use at all times.
Once cooking is over, guests must make sure that the heat source is off, be it electricity, gas, or fire, and that none of the objects remain in its immediate vicinity.
On days with a lot of wind, using a fireplace should be avoided, due to the risk of the wind dispersing the remnants of burning wood and causing a fire at the premises and/or nearby.
10. Appliances and utilities
Guests may use all available appliances and utilities.
In the event of a malfunction of the equipment or devices within the accommodation unit, please inform us immediately, and we will try to remove it as soon as possible.
Weapons, flammable and explosive substances, and substances with a strong or unpleasant odor are not allowed in the house.
Furthermore, it is not allowed to bring in extraordinary electrical appliances for which you have not received our consent. The consumption of electricity, which is included in the price of accommodation, does not include unusual additional electricity appliances, and for each of those found in the apartment, additional electricity costs will be charged in proportion to consumption, regardless of whether they were used or not. This rule does not apply to electrical appliances for personal care.
When going out, guests should turn off electrical appliances (except possibly one light fixture), close faucets, close windows, and lock doors.
11. Food and waste
A welcome pack will be waiting for the guests on arrival.
The water from the tap cannot be drunk – spring water will be provided on arrival.
Basic products such as herbs, spices, dishwasher tablets, and detergents are available.
All other shopping must be taken care of by the guests.
On request and subject to availability, it is possible to have the property manager purchase a private shopping list before arrival.
Waste must be disposed of separately in the appropriate bins.
12. Linen & Cleaning
Villas are equipped with linen and towels.
Both linen and towels will be changed every seven days.
Upon request and upon availability a mid-week cleaning service could be booked upfront.

14. Damages
The guests must keep the property and all furniture, fittings, effects, facilities, equipment, and grounds in the same state and condition as at the commencement of the booking, and in the same state of cleanliness and general order in which it was found.
The guest is solely responsible for any breakages, loss, or damage to the property.
A security deposit of €500 is required to cover the cost of any potential damages made by the guests at the accommodation units and in their surroundings.
The security deposit will be authorized on the guest's credit card one week prior to arrival, and it will not be charged unless there is any damage or violation of our house rules during the stay. The authorization will be released no more than 10 working days after the checkout, returning the funds to the same credit card used for the initial authorization.
Please note that SUNČANA STRANA d.o.o. reserves the right not to accept guests if the security deposit is not provided in the form of a valid credit card authorization.
15. Safety and security (children)
Guests are responsible for their own safety and the safety of their children.
Special attention to safety is to be paid around the pool, particularly in relation to height differences, slippery surfaces, and kitchen tools.
Bright Side villas are located in the open air; therefore, nature should be respected, and the potential dangers to/from nature recognized.
Guests are kindly requested to take care of their belongings and valuables left in the accommodation unit as the host is not responsible for their eventual disappearance. The host will do everything in his power to protect it and warn the guest of possible dangers. Also, please do not leave valuables in cars.
